Galleria Mall Makeover: Fort Lauderdale’s Iconic Shopping Destination Set for a Billion-Dollar Transformation

For more than four decades, The Galleria at Fort Lauderdale has been one of Broward County’s most recognizable retail destinations. Located just minutes from Fort Lauderdale Beach, the mall has long been home to luxury retailers, national brands, restaurants, and entertainment. However, like many enclosed shopping malls across the United States, changing consumer preferences, the rise of e-commerce, and evolving urban development trends have reshaped its future. Today, The Galleria is preparing for one of the largest redevelopment projects in South Florida, transforming the aging shopping center into a modern mixed-use neighborhood designed for the next generation of residents, visitors, and businesses.

The transformation follows the acquisition of the approximately 31.5-acre property by a joint venture led by GFO Investments, InSite Group, Atlas Hill Real Estate, and Prime Finance. Rather than demolishing the site entirely, the developers envision preserving and modernizing key retail components while introducing residential, hospitality, office, dining, and public gathering spaces. The goal is to create a walkable, mixed-use district that reflects how people increasingly want to live, work, shop, and socialize in South Florida.

Current plans propose more than 3,100 rental apartments, including approximately 1,273 workforce housing units developed under Florida’s Live Local Act. The proposal also includes a 170-room hotel, over one million square feet of retail, restaurant, office, and wellness space, and more than 4,700 parking spaces. Eight residential towers, each rising approximately 30 stories, recently received Federal Aviation Administration “Determination of No Hazard” approvals, an important procedural milestone because of the site’s proximity to Fort Lauderdale-Hollywood International Airport. These determinations confirm the proposed building heights do not interfere with air navigation, although they do not constitute final construction approval.

Retail will remain a central component of the redevelopment rather than disappearing altogether. Existing destination tenants are expected to continue serving the community while the property evolves into a more vibrant lifestyle destination with expanded dining, entertainment, outdoor gathering spaces, and pedestrian-friendly design. One of the first major announcements supporting this vision came when Wayfair selected The Galleria for its first large-format Florida store. Scheduled to open in late 2027, the approximately 94,000-square-foot showroom will become a major retail anchor and signals continued confidence in the property’s long-term future.

The redevelopment also represents a broader shift occurring throughout South Florida. Traditional shopping malls are increasingly being reimagined as mixed-use communities that combine housing, retail, hospitality, and public amenities within highly desirable urban locations. With limited land available in Fort Lauderdale and growing demand for housing near employment centers, beaches, and transportation corridors, projects like The Galleria are expected to play an important role in accommodating future growth while creating more walkable, connected neighborhoods.

As of mid-2026, the redevelopment remains under review by the City of Fort Lauderdale. While developers have cleared several important regulatory milestones, additional planning approvals and community discussions will determine the final design and construction timeline. Once complete, the project has the potential to reshape one of Fort Lauderdale’s most recognizable commercial properties into a vibrant destination that blends residential living, modern retail, hospitality, and public spaces while preserving The Galleria’s role as a landmark in Broward County for decades to come.
