New construction in a master-planned community almost always comes with more than just a mortgage payment, and Mainstreet is no exception. Based on current figures published for the community:

  • Property tax rate: approximately 1.55%
  • Special assessment fee: approximately $2,234.04

That special assessment is worth a closer look before you write an offer. In large new Florida developments like this one, it’s common for infrastructure — roads, utilities, drainage, common-area buildout — to be financed through a Community Development District (CDD) or similar mechanism, which then shows up as a separate line-item assessment on top of your regular property tax bill and HOA dues. These figures are approximate and will vary by specific home and lot, so before you commit, it’s worth asking directly (or having your agent ask) exactly what that assessment covers, whether it’s a fixed annual amount or one that can adjust, and how many years remain on it.


Who This Community Is For

Mainstreet reads like a community built with a specific buyer in mind: someone who wants a newer, low-maintenance home with real amenities, in a walkable, well-located pocket of Broward County, without taking on the full footprint (or the full price tag) of a traditional single-family home. That covers a fairly wide range of buyers in practice — first-time buyers stepping up from a rental, young families who want the extra bedroom the Sapphire Collection offers, professionals who travel often and don’t want yard maintenance hanging over them, and downsizers looking to simplify without giving up space or style.


Financing & Buying New Construction

Lennar offers its own in-house financing through Lennar Mortgage, including online pre-qualification, and its “Everything’s Included” approach means most features that would otherwise be builder upgrades — impact windows, certain finishes and appliances — are bundled into the base price rather than added a la carte. That can make budgeting more predictable than at builders who price plans a la carte, though it’s still worth confirming exactly what’s included in a given plan’s listed price versus what counts as an upgrade.
